Stage 2: Time on Market
This is the stretch between going live and accepting an offer. It varies widely by local market conditions, price, and season — homes in high-demand areas priced accurately can go under contract in days; others take weeks or months. Spring and early summer tend to see more buyer activity in much of the Midwest, though this varies year to year.
Stage 3: Under Contract to Closing
Once you accept an offer, expect roughly 30 to 45 days before closing in a typical financed sale, covering the buyer's inspection, appraisal, and mortgage underwriting. Cash sales can close faster, sometimes in one to two weeks, since there's no lender timeline to work around.
