FlatFeeMLS provides flat fee MLS listing services for residential property sellers in Minnesota, Iowa, North Dakota, and Nebraska. Our core service is a complete MLS listing for a one-time flat fee, described in more detail on our pricing section. Optional add-ons, such as ShowingTime integration and Call Forwarding, are described on our Upgrades page.
When you submit property information to us, you confirm that you are the legal owner of the property (or authorized to list it on the owner's behalf), and that the information you provide is accurate and complete to the best of your knowledge. You are responsible for keeping your listing information up to date and for complying with your local MLS's rules and applicable law.
Our current fees are listed on this site (a $99 flat fee for a complete MLS listing, with optional upgrades priced separately). We reserve the right to update our pricing; the price in effect at the time you submit your listing request applies to that listing. Please contact us directly if you have questions about a specific charge.
We list your property on the MLS and help make it visible to buyers and agents, but we do not guarantee that your property will sell, or that it will sell within any particular timeframe or at any particular price. You retain control over pricing, negotiations, and the decision to accept or reject any offer.
You decide whether, and how much, to offer a buyer's agent as compensation; this is never required. See our page on buyer's agent commission after the NAR settlement for more detail. MLS rules prohibit advertising buyer's agent compensation, or the lack of it, inside the MLS itself.
You agree to comply with the rules of the MLS your property is listed on, and with all applicable federal, state, and local laws, including fair housing law, in how you market and sell your property.
To the fullest extent permitted by law, FlatFeeMLS is not liable for indirect, incidental, or consequential damages arising from your use of this site or our services. Nothing in these terms limits any liability that cannot be limited under applicable law.
These terms are governed by the laws of the State of Minnesota, without regard to its conflict-of-laws principles.
We may update these Terms of Service from time to time. The “Last updated” date at the top of this page reflects the most recent revision. Continued use of the site after changes means you accept the updated terms.
