How to Price Your Home Before Listing

Price your home right and it can sell quickly, at or near asking. Price it wrong and it can sit — and homes that sit tend to sell for less than if they'd been priced accurately from day one, because buyers start to wonder what's wrong with it.

Start With Recent Comparable Sales

Look at homes similar to yours — same neighborhood or school district, similar square footage, bed/bath count, lot size, and condition — that sold in the last 3 to 6 months. Your county assessor's website and public real estate portals both publish recent sale prices. The more recent and more similar the comp, the more weight it should carry.

Adjust for What's Different

Once you have a few comps, adjust for the differences: an updated kitchen or bathroom, a finished basement, a new roof, or a bigger garage can all justify pricing above a comp that lacks them. A busy street, deferred maintenance, or a dated interior typically means pricing below.

Understand List Price vs. Market Value

Your list price is a starting point, not necessarily what the home is worth. Some sellers price slightly under market value on purpose to generate multiple offers and competitive bidding. Others price at or slightly above value with room to negotiate. Either can work — what matters is that the number is grounded in real comps, not wishful thinking.

Watch How the Market Responds

Once you're live on the MLS, pay attention to showing requests and feedback in the first two to three weeks. Lots of showings but no offers usually points to price. Very few showings at all can mean the listing isn't visible enough, or the price is off from the start. Be willing to adjust rather than waiting it out.

Consider a Professional Opinion

You don't have to price your home entirely on your own. A licensed appraiser can provide a formal valuation, and many agents will walk a FSBO seller through comps for a smaller fee or as a paid consultation, separate from a full-commission listing.
